A pre-listing inspection gives you an independent look at your home’s visible condition before it goes on the market. You can decide what to repair, discuss pricing with your agent, and have information ready for buyers before an inspection deadline adds pressure to those decisions.
Give yourself time to prepare
- Plan repairs on your schedule. Knowing about a concern early gives you time to compare estimates, choose qualified contractors, and arrange the work before listing.
- Discuss pricing with clearer information. Your agent can help you weigh the home’s condition, completed repairs, and work a buyer may need to plan for when setting an asking price.
- Address safety concerns before showings. The report identifies observed safety issues so you can give them attention before agents and prospective buyers tour the home.
- Prepare for buyer questions. Photographs and explanations help you discuss known conditions with specific information, reducing the need to piece the details together during negotiations.
What we look at
We inspect the same visible systems as any home inspection: the roof, exterior, structure, attic, plumbing, electrical, heating and cooling, and interior. Most inspections take three to five hours. Your report arrives the same day, usually that evening, with photos beside each finding and clear priorities.
What sellers do with the report
Use the report with your agent to decide which items to address before listing and which to account for in your pricing or conversations with buyers. Clear priorities help you focus your time and repair budget where they matter most.
Keep the inspection report, contractor receipts, and other records of completed work together. Your agent can help you decide how to share that information with prospective buyers, giving them a clearer picture of what was observed and what has been addressed.
Price and booking
Pre-listing inspections start at $350 for conventional and manufactured homes. The final price depends on the home’s size, age, foundation, and distance. The booking form shows your exact price before you book.
For qualifying buyer or seller inspections performed as part of a real estate transaction, the InterNACHI We’ll Buy Your Home Guarantee provides additional protection if a covered item is missed. See the program’s eligibility and exclusions.
