A careful look at the visible home, from roof to foundation

Conventional Home Inspections

Conventional home inspections start at $350. The final price depends on the home’s size, age, foundation, and distance; the booking form shows your exact price before you book.

Whether you are getting ready to buy, preparing to sell, or caring for a home you already own, an inspection should help you feel better informed. No house is perfect. We examine the home’s visible systems and components, explain what we observe, and organize the findings so you can decide what needs attention and what to plan for.

What we look at

The inspection covers visible and accessible areas of the roof, exterior, basement or crawlspace, foundation, structure, heating, cooling, plumbing, electrical system, fireplace, attic, insulation, ventilation, doors, windows, and interior. We operate systems using their normal controls and inspect representative components where appropriate.

If a condition needs evaluation beyond a general home inspection, we identify the concern and recommend the appropriate qualified professional.

A report that helps you plan

Your report separates what needs attention now, what is worth monitoring, and what is normal for the home’s age. Photos stay beside the findings, and the report is delivered the same day, usually that evening.

During and after the inspection

You are welcome to join us for the inspection. We make time for your questions, point out useful shutoffs and controls, and explain significant observations in context. If another question comes up as you read the report, you can call us and talk it through.
